Accommodation Fees: Visa and Master Card Accepted

Rates vary depending on number of guests and length of stay.
Our high-season rate for July and August only is $300.00 per night.
Our shoulder-season rate for May, June, September, and October until after the Thanksgiving weekend is $250.00 per night.
Our low-season rate is $200.00 per night.
We have a special low-season rate for just one couple.
10% HST is applicable and is refundable to non-Canadians upon application.
We do not charge a second tax.
There is a one-time cleaning fee of $100.00.
Our guests enjoy sampling our organic greenhouse vegetables.
Guests staying 5 nights receive a bonus Sailing Charter or Marine Scenic Tour on board our 36 foot Sailboat which is docked a 5 minute drive from here at Pedder Bay.


Accommodation fees include the rental rate for the vacation time, cleaning cost, and GST.
A Deposit of 50% of the total accommodation fees is required at the time of booking.
The balance will be due 30 days prior to arrival to coincide with our Cancellation Policy.

Security Deposit:

A Security Deposit of $500.00 is required on arrival. This will be in the form of a Visa or Mastercard imprint.
This will be used to pay for all excessive cleaning, repairs, or restoration, in excess of normal wear and tear, and any charges of any kind for which guest is responsible, as determined by owner.
If no extra charges are made, the imprint will be correctly disposed of 7 days after check-out.

Cancellation Policy:

Our cancellation policy is 30 days written or email notice to receive full refund of the amount paid, less a $50.00 administration fee.
If cancellation occurs within the 30 day period, a refund will be made only if the property can be rented to a third person. If only partial booking is recovered, the refund will be the amount recovered from the third party, less the $50.00 administration fee.
If the original booking is made within the 30 day period, then a cancellation occurs, a refund will be made only if the property can be rented to a third person. That amount recovered would be refunded, less the $50.00 administration fee.
Check-in time is 5:00 pm (Pacific Time) ….. Check-out time is 11:00 am.(Pacific Time)
Special Check-in arrangements can be made with the owner. For example, if there are no guests the night before your arrival, we would encourage you to arrive early to enjoy as much of the day as possible.
We would appreciate arranging a specific meeting time to lead the way to the property, sign you in, and give you instructions on how to look after the Hot tub, etc.

Singles looking for peace and quiet, Couples on their honeymoon or wishing for a romantic getaway, families wanting to swim, boat, and play together, and Groups are all welcome.

Children are welcome. Please ensure their safety by supervising them at all times at the lakesite, in the hot tub, and in the forest.

No smoking indoors (thank-you). Receptacle provided outdoors.

No open fires without permission from owner. Please be aware of the fire hazard possibility for East Sooke Park.

No fireworks allowed.

No pets – respectful of other guests who may have allergies.

Noise curfew 10 pm

We have a large enough property to accommodate Weddings, small Family Reunions, and other special occasions.* Guests are responsible for providing special event insurance.
